Quick answer: Rising mortgage rates can increase your monthly payment and reduce your buying budget. Long Island buyers should update their lender estimates, include taxes and insurance, and choose a payment they can afford today. Sellers should price using recent local sales and current competition.

For someone planning to buy a home on Long Island, a higher mortgage rate can mean revisiting the budget before making an offer.

Freddie Mac reported that the average 30-year fixed mortgage rate reached 7.28% on October 1, 2026, up from 7.03% the previous week. This is a national average; the rate available to an individual borrower depends on their qualifications and loan terms.

For buyers in Suffolk and Nassau Counties, the practical question is: What does the full monthly payment look like?

Look beyond the asking price

When comparing homes, consider mortgage principal and interest, property taxes, homeowners insurance, any required mortgage or flood insurance, and HOA or condominium fees, where applicable. Leave room for utilities, maintenance and repairs, too.

Two homes with the same asking price can have different monthly costs. Property taxes alone can make a meaningful difference in which home fits your budget.

Before submitting an offer, ask your lender to estimate the payment for that specific property using current loan terms.

Update your preapproval numbers

If you received a preapproval several weeks ago, check back with your lender before continuing your search.

Ask whether current rates affect your estimated payment, purchase price range or qualification. You should also understand whether a quoted rate is locked and whether it includes discount points or other costs.

Knowing those details helps you compare financing options and avoid surprises.

Buy within today's budget

A future refinance may help reduce your payment, but it should not be the reason a home feels affordable today.

Rates may change, refinancing has costs, and you will need to qualify again. Choose a payment you can manage under the terms available now, while keeping savings available after closing.

If the numbers feel uncomfortable, changing your price range, widening your search or taking more time can be a reasonable choice. For more on that decision, see whether waiting to buy on Long Island makes sense.

What does this mean for sellers?

Financing costs affect buyers' purchasing power, so sellers should pay close attention to pricing and competing listings.

Recent comparable sales, property condition and current competition should guide the asking price. A national mortgage headline cannot tell you what a particular Long Island home is worth. Learn how I approach pricing a Long Island home correctly.

Depending on the transaction, a seller concession toward allowable closing costs may help a buyer move forward. Review the options with your agent and the buyer's lender, including how they affect your net proceeds.

Start with your own numbers

You do not need to predict where rates will go to prepare for a purchase. You need a clear budget, current financing information and an understanding of the homes available in your price range.
